General New Deck Information

Footings.

All footings will be of a size to enable to carry its intended load, usually a mass concrete blob footing.

Excavation.

All excavation if required will be included in contract. Sometimes unforeseen excavation will be needed, this will be charged at an additional rate. Presented as a variation.

Frame fixings.

All fixings used in frame work such as gun nails, triple grips, stair brackets and joist hangers shall all be of a quality intended for such use.

Post supports.

All post supports to be for external use, bolted to concrete footing via a 50mmx10mm sleeved anchor bolts. Post. All post shall be kiln dried treated pine,90mmx90mm,unless specified otherwise.

Bearers and joists.

All bearers and joist shall be constructed out of kiln dried treated pine unless specified otherwise. And to size according with A.S.

Decking boards

shall be from a species of hardwood, treated pine or synthetic. Decking boards shall be spaced with an average gap of 5mm between each board (gaps may vary slightly) due to the nature of timber expanding and contracting. Timber being a natural product along with natural movement may result in minor defects on boards. Any extreme defects above the normal allowances will be replaced when a final quality control takes place.

Decking nails.

Decking nails will be 50mm galvanized coil shank installed via air compressed decking gun. Nails will be flush with decking boards or slightly below surface. After decking is laid, any proud nails will be hit flush to decking board, not punched below. After construction due to settling of deck some nails may lift slightly until the deck stabilizes to its new climate. Other types of fixings are available on request.

Trimming boards.

A trimming board surrounds the perimeter of the deck and is fixed vertically to cover end grains of decking boards. 1 run of trimming board shall be installed unless specified otherwise.

Open rise Stairs

Open rise stairs are constructed from kiln dried treated pine with maximum rise of 180mm between each 240mm deep tread, unless otherwise specified.

Box stairs

Box stairs are constructed from kiln dried treated pine frame cladded with decking boards to match the deck, fully inclosing the rises, treads and one trim to the sides. Gapping between boards to be the same as on deck.

Handrails

There are many different styles of handrails to choose from and will be set out and agreed upon with client.

Timber Privacy Screens Privacy

screens are to be constructed of kiln dried treated pine for frame work with 70mmx 20mm hardwood fixed horizontally with an average gap of 19mm between each board.

Pergolas.

Generally all pergolas will be constructed from kiln dried pine. Where hardwood handrails are used pergola post will be hardwood. All under cover roof members not subject to weather will be untreated pine.

Pergola roof materials.

Roof materials for pergolas are generally, either colorbond steel or polycarbonate, both come in a large variety of colors, and will be chosen by client on site shortly after construction of pergola. All roofing screws for colorbond are color coded to match roof sheets. Polycarbonate screws have large rubber seal to insure waterproofing.

Gutters and flashings.

All gutters and necessary flashings are included, like roof colors to be chosen by client. Down pipes will also be pvc installed and finishing short of ground. Connection of down pipes to storm water or water tanks shall be done by a licensed plumber which will be outsourced by client or alternatively Decks by Design can arrange.

Oiling of deck.

It is advised you follow the instructions of your local paint outlet pending on which product you purchase, alternatively Decks By Design can arrange an ongoing deck protection and cleaning program for your deck by request. Periodic oiling. Depending on where your deck is situated will depend on how often you will be required to oil your deck. Generally decks that are in full sun or close to pools that will exposed to maximum U.V rays will need to be redone approximately every 6-12 months to ensure deck longevity. Where as a deck that is undercover or well shaded may only need to be oiled every 10-18 months. (Any questions do not hesitate to call 1300 DECKED.)

Starting times

Decks by Design will endevour to start the job within a reasonable time, unfortunately due to external factors ie: weather, council, there may be delays in starting. We at Decks by Design, not wanting to disappoint will not commit to a locked in starting date. We can however give approximations. Thank you for understanding.
